Senior Local SEO, Google Business Profile Specialist (US Market)

Job description

We are looking for a strong Senior Local SEO Specialist to take ownership of our local organic growth in the U.S. home-services market.

Our main goal is clear:

Rank Franklin Chimney in the Google Maps Top 3 / Local 3-Pack for commercially valuable, high-intent keywords that real customers search in our target service areas — and turn that visibility into qualified calls and leads.

This is a senior ownership role. You will build and execute the strategy, improve GBP/Maps visibility, strengthen the website and local authority, coordinate SEO changes with our developer, and measure results.

ABOUT FRANKLIN CHIMNEY

Franklin Chimney is a U.S. home-service company providing chimney inspection, cleaning, repair, masonry, liners, caps, waterproofing, and related services.

We currently have one primary Google Business Profile and want someone who can go deep into one competitive local market.

MAIN OBJECTIVE

Your priority is to get us into the Google Maps Top 3 for high-value searches such as:

  • chimney repair
  • chimney sweep
  • chimney inspection
  • chimney cleaning
  • «near me» searches
  • service + location keywords

Prioritize keywords by search demand, commercial intent, lead value, competition, geography, and ranking opportunity. We care about searches that can produce real customers.

GOOGLE MAPS PERFORMANCE

Because Maps rankings change by searcher location, we expect geo-grid tracking with Local Falcon, BrightLocal, or similar tools.

You should be able to show:

  • Where we and competitors rank
  • Which geographic areas are weak or improving
  • Which priority keywords are entering the Top 3
  • How much of our target area has positions 1−3 visibility
  • How visibility changes over time

A key KPI is increasing the percentage of our priority geographic grid where Franklin Chimney ranks in positions 1−3 for high-value keywords.

WHAT YOU WILL OWN

1. Google Business Profile & Google Maps

  • Full GBP audit and optimization
  • Primary/secondary category strategy
  • Services, description and profile completeness
  • Photos, media, posts and Q&A opportunities
  • Review acquisition and response strategy
  • Review velocity and competitor review analysis
  • Competitor GBP analysis
  • Duplicate and spam competitor monitoring
  • GBP issue and suspension-risk prevention
  • Maps ranking and geo-grid tracking
  • Service-area visibility analysis
  • Actions to improve Top 3 rankings

2. Keyword & Competitor Research

You will analyze competitors currently ranking in the Maps 3-Pack and top organic positions, including:

  • Categories and GBP setup
  • Reviews and review velocity
  • Citations and NAP signals
  • Backlinks and local authority
  • Website structure
  • Service/location pages
  • Internal linking and content
  • Schema
  • Geographic relevance
  • Brand authority

3. Broader Local SEO & Website SEO

You will own the broader Local SEO strategy, including:

  • Local and service keyword research
  • Service/location page strategy
  • On-page SEO
  • Titles, meta and H1/H2 structure
  • Internal linking
  • Local relevance signals
  • Structured data / LocalBusiness schema
  • Technical and indexation issues
  • Search Console analysis
  • Identifying new pages and SEO opportunities

When website changes are needed, you will:

  1. Identify the problem/opportunity
  2. Create a clear task for our developer
  3. Explain what needs to change
  4. Verify implementation

4. Content Strategy

You will not be expected to write all content yourself.

You will:

  • Analyze search intent and competitors
  • Create SEO briefs for the writer
  • Recommend page structure, headings, FAQs and internal links
  • Review completed content from an SEO perspective

  • Duplicate cleanup
  • High-quality local and industry citations
  • Data aggregators
  • Bing Places
  • Apple Business Connect
  • Monitoring listing accuracy

We care about quality, consistency, authority and relevance — not hundreds of low-quality citations.

All review activity must comply with platform policies.

8. Tracking & Business Results

You should be comfortable analyzing:
