Job Title: Property Manager
Job Description:
As a Property Manager, your main responsibility is to oversee the management of rental properties, ensuring smooth operations and maximizing occupancy and revenue. Your duties will include:
- Listing Management:
- Creating and managing property listings on Airbnb.
- Optimizing listing details, including pricing, availability calendars, descriptions, and photos, to attract potential guests and maximize bookings.
- Monitoring market trends and competition to adjust pricing and listing strategies accordingly.
- Reservation Management:
- Managing reservations from booking to check-out, including accepting and declining trip requests in a timely manner.
- Communicating with guests to confirm bookings, provide check-in instructions, and address any questions or concerns.
- Handling reservation modifications, including cancellations and date changes, in accordance with the property’s cancellation policy.
- Guest Communication:
- Providing prompt and professional responses to guest inquiries, requests, and concerns via email, phone, and messaging platforms.
- Managing guest expectations and ensuring a positive guest experience throughout their stay.
- Utilizing the Resolution Center to address guest issues, disputes, and refund requests in accordance with company policies.
- Property Maintenance:
- Coordinating with cleaning and maintenance teams to ensure that properties are clean, well-maintained, and properly prepared for guest arrivals.
- Conducting regular property inspections to identify maintenance issues and address them promptly.
- Arranging for repairs and renovations as needed to keep properties in optimal condition.
- Financial Management:
- Monitoring rental income, expenses, and profitability for each property.
- Handling financial transactions, including collecting payments from guests, paying vendors, and managing budgets.
- Generating financial reports and forecasts to track property performance and identify opportunities for improvement.
- Compliance and Regulations:
- Ensuring compliance with local regulations, zoning laws, and licensing requirements for short-term rentals.
- Keeping abreast of changes in industry regulations and platform policies and implementing necessary adjustments to ensure compliance.
Qualifications:
- Previous experience in property management, hospitality, or a related field is preferred.
- Strong organizational and time management skills, with the ability to prioritize tasks and meet deadlines.
- Excellent communication and interpersonal skills, with a customer-focused approach to guest service.
- Proficiency in using property management software and Airbnb app.
- Knowledge of local market dynamics and pricing strategies for short-term rentals.
- Attention to detail and a proactive attitude towards property maintenance and guest satisfaction.
- Flexibility to work evenings, weekends, and holidays as needed to accommodate guest needs and property operations.
Telecommuting Requirements:
- Reside within Eastern OR Central Time Zone
- Required to have a high speed internet connection
