RECREATIONAL AND WELLNESS CENTER WITH A SPA COMPLEX
(100-PERSON CAPACITY) + RESTAURANT

visualization of the main facade

CONCEPT
The main idea of the project is to create a modern recreational space integrated into the natural environment. The concept is based on environmental sustainability,
openness, visual contact with nature, and a comfortable microclimate. The interaction between interior and exterior spaces is enhanced through panoramic views, open
terraces, courtyards, and recreational areas.

MASTER PLAN

CROSS SECTION The volume-planning solution of the recreation and health center with a SPA complex is
based on its functional purpose, current building regulations, and modern principles of
recreational space organization.
The project aims to create a comfortable environment for rest, health, and psychological
recovery in harmony with the natural surroundings.
The complex is divided into the following functional zones:
SPA complex;
health and treatment area;
residential area;
restaurant block;
administrative and auxiliary premises;
technical premises;
civil protection shelter.

SECOND FLOOR PLAN

SECTION 14-1 SECTION A-K

The building combines simple geometric forms, extensive glazing, and open terraces, creating a seamless connection between interior and exterior spaces. Panoramic glazing, vertical
louvers, and natural materials define the contemporary facade while providing solar protection and integrating the building into the surrounding landscape.

The interior design embodies a modern Eco-minimalist aesthetic, serving as a seamless continuation of the building's overall architectural concept and its natural surroundings. The primary
compositional strategy revolves around integrating natural textures and living greenery within strict geometric lines.
The surface finishes feature a restrained, nature-inspired color palette:
Walls: The base finish consists of smooth matte plaster in light gray and warm cream tones. To create visual contrast and define functional workspaces, vertical natural wood accent
panels (oak/walnut veneer) in warm shades are incorporated.
Flooring: Light gray matte microcement flooring highlights the contemporary character of the space while providing exceptional durability for high-traffic zones.
Ceiling: A clean, white suspended ceiling structure features integrated functional niches to house modern track and spot lighting systems.

ARRIVAL THROUGH LANDSCAPE
The project includes the landscaping and functional organization of the hotel and recreation complex with a restaurant and a developed system of recreational areas. The site comprises
the hotel, restaurant, park areas, active and quiet recreation zones, a children’s playground, sports area, lake, and visitor and staff parking.
The planning solution provides convenient pedestrian and transport connections between the functional zones. Landscaping contributes to a favorable microclimate, noise protection, and
comfortable recreational conditions. The lake and adjacent recreation area serve as the central landscape accent of the project.

CONCEPT MASTER PLAN

The project envisions a contemporary café that creates a seamless connection between
architecture and the surrounding natural environment. The design is based on the principles of
simplicity, openness, and harmony, combining minimalist architectural forms with natural
materials and thoughtfully integrated landscaping.
The composition consists of interconnected geometric volumes, unified by a flat roof and a
restrained material palette of light plaster and warm wood textures. Extensive glazing allows
natural light to fill the interior while establishing a visual connection between indoor and outdoor
spaces.
The outdoor terrace serves as an extension of the café, providing a comfortable setting for
relaxation and social interaction. Carefully designed landscaping, greenery, and open seating
areas enhance the atmosphere of tranquility and create a welcoming environment for visitors.
The architectural concept emphasizes the balance between functionality, aesthetics, and
sustainability, creating a contemporary public space that encourages people to slow down,
connect with nature, and enjoy everyday moments.

The architectural composition of the building is based on a central-radial, asymmetrical arrangement characterized by dynamic forms. The entrance complex serves as the
compositional focal point, from which the functional volumes extend radially. The façade design combines curvilinear forms, glazed surfaces, and solid volumes, creating a
distinctive contemporary architectural expression. The spatial organization ensures efficient circulation through horizontal elements, such as corridors, and vertical connections,
including staircases, linking the different levels of the building.

CROSS SECTION

ARRIVAL THROUGH LANDSCAPE
The landscape design for the 75-seat cafe emphasizes the building's radial architecture and its seamless integration into the natural surroundings. The exterior's focal point is the curved
summer terrace covered by a pergola, gracefully framed by winding paved pedestrian pathways. The planting strategy features manicured lawns, rhythmically placed spherical shrubs
along the walkways, and mature trees that provide comfortable shade for guests. The site's vehicular infrastructure is highly optimized, offering two distinct paved parking lots on either
side of the facility, complete with clearly marked accessible parking spaces. At the rear of the property, an additional paved courtyard with seating benches is nested against a dense forest
backdrop.

03 TOWNHOUSES FOR 6 FAMILIES
visualization of the main facade

CONCEPT
The project presents a modern six-unit townhouse complex that harmoniously integrates comfortable suburban living with its lush natural surroundings. The architectural
design features a stepped volumetric configuration, which breaks the visual monotony of a linear building and gives the exterior a dynamic rhythm. This staggered layout also
serves a functional purpose by significantly enhancing privacy for each family's balconies and terraces. Visually, the facades embrace minimalism through a striking contrast
between smooth white render and warm, wood-textured vertical panels. Large panoramic windows and transparent glass balcony railings add a sense of lightness to the
overall structure. Finally, integrated open carports at the ground level seamlessly extend the building's architecture while providing protected, functional entrance groups for
every home.

GROUND FLOOR PLAN SECOND FLOOR PLAN

CROSS SECTION VOLUMETRIC AND SPATIAL DESIGN

The project presents a well-thought-out space-planning solution for a six-unit townhouse complex, designed for maximum
family comfort and spatial ergonomics. The stepped configuration of the units not only creates an expressive architectural
form but also ensures enhanced privacy for each family.
The internal layout relies on clear functional zoning. The ground floor serves as the active daytime space: the entrance area,
featuring a spacious wardrobe and a guest bathroom, seamlessly transitions into an open-plan social zone that combines the
kitchen and a large living room. This creates a bright, integrated environment for family gatherings. To provide additional
flexibility, the ground level also includes a separate room that can easily be adapted into a home office or a guest bedroom.
The first floor is entirely dedicated to the private night zone, comprising three bedrooms. The master bedroom offers
elevated comfort with its own private en-suite bathroom. A convenient shared bathroom is provided for the other two
bedrooms. Additionally, this floor features a separate walk-in wardrobe, which optimizes storage and keeps the living areas
clutter-free.

The facade solution of the townhouse complex is designed in a modern minimalist style, emphasizing clean geometric forms. The stepped volumetric configuration breaks the monotony
of the continuous building line, visually distinguishing each of the six units and providing a dynamic architectural rhythm to the exterior.
The material palette relies on a striking contrast: smooth white render is harmoniously combined with warm wood-textured accent panels. The extensive use of glazing—featuring large
panoramic windows with dark frames and transparent glass balcony railings—adds lightness to the structure. As a practical addition to the design, integrated open carports on the
ground floor create comfortable and weather-protected entrance groups for every family.

SECTION 13-1 SECTION A-C

ARRIVAL THROUGH LANDSCAPE
The landscape design of the complex focuses on harmoniously integrating the architecture into the surrounding natural environment, bordered by a river and a forested area. The site
features clear functional zoning. A paved driveway runs along the main facade, providing convenient access to individual paved carports for each unit. The focal point of the community
space is a dedicated recreational zone featuring a children's playground, seamlessly woven into a network of winding pedestrian paths and seating areas. The planting strategy combines
manicured lawns, decorative shrubs, and columnar accent trees that highlight the entrances. Along the railway side, a dense, multi-tiered tree buffer is planted to act as an effective visual
and acoustic screen, ensuring a tranquil living environment for the residents.
